When someone buys an apartment in Croatia, the most common question he is asked is: “What’s the price per square meter”. The question is legitimate and Croatia is probably not an exception from other countries in that sense, but there are numerous other things to be considered when buying a place for living. The location of the building, the size of the apartment and its floor plan, the orientation of the apartment, and the equipment of the building are among all other important things to consider.<\/p>\n

In this post, we made an overview of the importance of a good floor plan and thus we brought some of the real-world examples of apartments of different sizes. Those are the apartments we did in multi-residential buildings.<\/p>\n\n\n\n

44m2 apartment<\/strong>
this floor plan showcases 44 square meters of inner space with a 6,34 sqm balcony.
It is conceived as a small apartment in a relatively big residential building, for the unknown buyer. The idea was to get the most usable space possible with the minimum corridor space. In this case, there is only one small entrance corridor that can also be completely removed if wanted. 
The accent was on the glass wall from the bedroom to the balcony and the balcony itself is properly sized for normal usage. All the doors within the apartment are set not to clash with the furniture and yet to preserve good communication within the space. The bathroom itself is already done with some non-standard details (such as a niche for the sink etc.) In short, this small apartment has all needed for comfortable living. Moreover, it still offers an excellent base for slight changes and improvements according to the future customer’s needs.<\/p>\n<\/div><\/div>\n<\/div>\n<\/div>\n\n\n\n

Three bedroom apartment floorplan<\/h4>\n\n\n\n

An 83 sqm apartment with a terrace and a balcony. 
<\/strong>This three bedroom apartment is located in the same residential building as the small apartment we described previously.
The apartment is located on the top level of the building and the building code requires that the top floors should be retracted from the vertical plane of the floors below. This usually causes enormously large terraces and a lot of unused space.  However, this project successfully managed to get an appropriate terrace for the size of the apartment it serves. 
The apartment is designed to suit well a  family with children. 
The parent’s room has enough space to accommodate a built-in wardrobe, and both child’s rooms have access to the balcony. 
Two well-equipped bathrooms, the abundance of sunlight, very few corridors are some of the strengths of this floor plan. 
One attractive detail that contributes to the functionality and practical living is “the island” in the kitchen.  <\/p>\n\n\n\n

Luxurious yet rational<\/h3>\n\n\n\n

A two-story apartment of 111 sqm and an apartment of 102 sqm next to each other.<\/h4>\n\n\n\n

In the end, we bring an example of two levels of one three-story apartment building. On the left side of the building, we have one apartment that stretches through two levels.  On the right side, there is one large apartment on each level (floor). 
Although it is only a three-story apartment building, there is an elevator that makes people’s life more comfortable and many things simpler.  
Besides this privilege, some other things that contribute to the luxury of this building are the quality of the materials used (ex. brick facade, ventilated facade) and the installation of the equipment of higher standard.  
More spending on luxury did not mean practicing gallantry with space.  There are no wasted square meters and the ultimate goal was to ensure the highest possible value for the future buyer and person who will live there. <\/p>\n\n\n\n
